Our client, a boutique and local property management company based in Richmond, are seeking an experienced and self-directed Property Manager to oversee a portfolio of approx. 180 rental (new developments, mixed-use) across Vancouver (6 sites). You will report directly into the Owner. We are looking for someone with 3-5 years of rental property management experience, ideally with experience working on new-build multifamily assets. Must have excellent communication and organization skills with the ability to travel between sites (close to each other) and work 100% in-office when not on-site. Someone who takes initiative and has a proactive mindset will be ideal. Excellent customer service skills for positive tenant relations is essential.

Key Responsibilities:

  • Oversee daily operations of residential buildings, including supervising site staff and contractors
  • Conduct regular property inspections and identify maintenance requirements
  • Negotiate and approve rental agreements, ensuring compliance with lease terms
  • Coordinate repairs, maintenance, and renovations, monitoring progress and costs
  • Manage tenant relations, addressing concerns and resolving conflicts promptly
  • Ensure timely rent collection and manage accounts receivable
  • Prepare and administer property budgets, financial reports, and operating expenses
  • Hire, train, and supervise property staff, including building managers and maintenance personnel
  • Ensure compliance with local bylaws, regulations, and building codes
  • Coordinate move-ins, move-outs, and property showings

Key Qualifications:

  • Minimum 3-5 years of experience in residential property management
  • Strong knowledge of the BC Residential Tenancy Act & Real Estate Services Act
  • Proven experience managing residential rental properties, including multi-unit buildings
  • Excellent communication, interpersonal, and customer service skills
  • Proficiency in property management software and Microsoft Office Suite
  • Ability to analyze financial reports and manage budgets effectively
  • Strong organizational and time management skills
  • Valid driver’s license and reliable transportation
  • Bachelor’s Degree in Business Administration, Real Estate, or related field preferred
  • Property Management certification is an asset but not required

Compensation:

The successful candidate will receive an annual base salary between $70,000-$80,000 dependent on experience + standard benefit package.
