Opportunity Summary
Reporting to the Project Director, the Senior Project Manager will play a critical leadership role within a collaborative construction team. This position will be responsible for the successful delivery of a $50+ million residential construction project, overseeing all phases from pre-construction through close-out.
The successful candidate will bring strong technical expertise, financial acumen, and leadership capability to ensure projects are delivered safely, on schedule, within budget, and to a high standard of quality.
Key Responsibilities
- Lead the full project lifecycle, ensuring profitability, schedule adherence, and contractual compliance
- Actively contribute to business development activities, including proposals, interviews, presentations, and client/consultant relationship management
- Collaborate closely with site teams to develop construction plans, methodologies, and detailed project schedules
- Monitor project performance and implement recovery strategies when cost or schedule risks arise
- Interpret, administer, and enforce prime contracts and subcontractor obligations
- Negotiate, issue, and manage subcontracts and major purchase orders, tracking progress and timelines
- Partner with accounting to ensure accurate and timely project financial reporting
- Prepare and submit progress billings to owners in accordance with contract requirements
- Review, approve, and manage subcontractor payment applications and ensure timely owner payments
- Manage all change orders, including cost evaluation, negotiation, and schedule impact analysis
- Oversee all project close-out activities, including documentation, deficiencies, warranties, and turnover
- Participate in tender closings when required
- Supervise, mentor, coach, and develop project team members
- Build and maintain strong relationships with internal and external stakeholders
- Represent the organization at industry functions and professional events
- Lead by example and uphold organizational values
Qualifications
- Minimum 8 years of Project Management experience on wood-frame residential construction projects
- University degree or college diploma in Construction Management, Engineering, or a related discipline
- BIM management experience considered an asset
- Strong technical proficiency with MS Office, scheduling tools, and project management software (Procore preferred)
- Experience working with various contract types and project delivery methods
- Proven expertise in contract review, negotiation, and administration
- Strong technical, financial, business, and legal acumen
- Excellent written and verbal communication skills, with the ability to translate technical information to non-technical audiences
- Demonstrated leadership and team-building capabilities
- Solid understanding of bid preparation, quantity take-offs, subcontractor procurement, pricing, and tender close-out
- Strong relationship-building skills with a proactive, solutions-focused mindset
