Preconstruction Manager - Commercial Construction - High Point, NC
We are seeking an experienced Preconstruction Manager to join our commercial construction team and lead projects from early concept through contract award. This role plays a strategic leadership function in shaping project approach, budgeting, risk management, and overall preconstruction execution. The Preconstruction Manager partners closely with Operations, Business Development, Owners, Architects, and Trade Partners to drive successful outcomes before construction begins.
Key Responsibilities
- Lead the full preconstruction process from concept, schematic design, design development, and construction documents through contract execution.
- Oversee and develop conceptual, schematic, design-build, and lump sum estimates across multiple commercial sectors.
- Partner with Owners, Architects, and internal leadership to define project scope, budget strategies, and delivery approach.
- Review drawings, specifications, and project information to identify scope gaps, risks, constructability concerns, and cost drivers.
- Direct quantity take-offs, cost modelling, and estimate development, ensuring accuracy and consistency.
- Develop bidding strategies, trade partner outreach plans, and procurement schedules
Lead subcontractor solicitation, bid evaluation, scope levelling, and award recommendations. - Facilitate pre-bid meetings and site visits to assess conditions, logistics, and potential challenges.
- Collaborate with Operations and Business Development on preliminary scheduling, logistics planning, and overall pursuit strategy.
- Provide leadership during value engineering exercises and alternative solution analysis
Maintain and improve historical cost data, estimating systems, and preconstruction tools
Support client presentations, interviews, and proposal development efforts. - Mentor and support estimators or preconstruction staff as applicable
Experience and Skills
- 7 plus years of commercial construction preconstruction or estimating experience, including leadership responsibility.
- Strong knowledge of construction means, methods, materials, and cost impacts.
- Advanced ability to interpret construction documents and identify risk and opportunity
Strong leadership, communication, and collaboration skills across multiple stakeholder groups. - Ability to manage multiple pursuits simultaneously under tight deadlines.
- Experience with estimating and construction software such as Sage Estimating, PlanSwift, Procore, Bluebeam, Microsoft Project, or equivalent.
Pre-engineered metal building experience is a plus, but not required
Qualifications
Bachelor’s degree in Construction Management, Engineering, or related field preferred or equivalent experience
Demonstrated experience leading preconstruction services and bid processes
Proven ability to develop scopes of work, bid instructions, procurement strategies, and evaluate subcontractor proposals
