THE OPPORTUNITY:

Our client is a well-established organization involved in significant infrastructure and construction projects across Ontario. They are looking for a Commercial Manager to take ownership of the commercial and contractual functions on a major project and play a key role in protecting project value while supporting successful delivery.

This is an opportunity to step into a role with significant responsibility, visibility, and influence—working closely with project leadership, contractors, consultants, suppliers, and other key stakeholders.

WHAT YOU'LL DO:

As Commercial Manager, you will oversee the commercial lifecycle of the project from pre-construction through completion, with responsibilities including:

  • Lead commercial and contractual management throughout the project lifecycle.
  • Develop and execute commercial strategies aligned with project objectives.
  • Oversee contract administration and ensure contractual obligations are properly managed.
  • Lead procurement, negotiation, award, and administration of major subcontract packages.
  • Manage the full change management process, including pricing, evaluation, negotiation, and execution.
  • Identify contractual risks and opportunities and provide recommendations to project leadership.
  • Develop and maintain budgets, forecasts, cost reports, and commercial projections.
  • Monitor financial performance and provide regular commercial updates.
  • Support project controls, earned value management, cash flow forecasting, and financial reporting.
  • Lead the management of claims, notices, disputes, and commercial correspondence.
  • Work collaboratively with consultants, subcontractors, suppliers, and internal project teams.
  • Participate in project risk reviews, planning sessions, and commercial strategy discussions.
  • Ensure project documentation and records are maintained to a high standard and remain audit-ready.
  • Provide guidance and mentorship to commercial, procurement, and contract administration professionals.

WHAT YOU'LL BRING:

  • 8+ years of experience in commercial management, contract administration, quantity surveying, project controls, cost management, or a related discipline.
  • Professional designations such as PQS, MRICS, CCP, PMP, CET, P.Eng., or equivalent are considered an asset.
  • A degree or diploma in Construction Management, Engineering, Quantity Surveying, Commerce, Business Administration, Law, or a related field.
  • Experience working on major transportation, transit, rail, civil, infrastructure, or public-sector projects.
  • Demonstrated experience managing significant subcontract packages and complex contractual arrangements.
  • Strong understanding of change management, forecasting, cost control, claims, and contract administration.
  • Experience in Design-Build, Progressive Design-Build, Construction Management, Alliance, Joint Venture, or other alternative delivery models is highly valued.
  • Strong negotiation, communication, analytical, and problem-solving abilities.
  • The ability to work effectively with both project teams and external stakeholders.
